District Real Estate®’s Win-Win at 1110 Hamlin Street: Local Entrepreneur Sells to Bike Advocacy Nonprofit in Brookland

Finding the right home for an organization can be challenging—especially when zoning regulations create roadblocks. That was the case for 1110 Hamlin Street NE, a property split between two zoning districts: mixed-use (MU-3A) and multifamily residential (R-2). This dual zoning created a labyrinth of regulatory hurdles that we had to navigate to maximize the site’s potential and secure the highest possible sale price for the owner.

The complexities were not merely bureaucratic – they directly impacted the property’s ability to attract buyers and achieve its maximum market value. To unlock its full potential, we had to go beyond simply listing the space. As the seller’s representative, we took on the role of advocate and strategist, ensuring the right buyers—those who could see and capitalize on the property’s true worth—were brought to the table.

With creativity, collaboration, and strategic problem-solving, we helped bring together the right Buyer and Seller to make it happen. This deal connected a longtime D.C. investor with the Washington Area Bicyclist Association (WABA), a nonprofit dedicated to making the city safer and more connected for cyclists. As the Seller’s representative, my role was to market the property for top value while navigating the complexities of its zoning—a mix of commercial and industrial classifications that required careful legal and community coordination to secure office use approval.

The Buyer worked closely with Goulston & Storrs, to pursue multiple forms of zoning relief. A special exception was granted to extend the MU-3A zoning designation to the portion of the site zoned R-2, along with an area variance to accommodate the existing building, which exceeds the size permitted for commercial uses in the MU-3A zone. The Seller, a dedicated WABA member, played an instrumental role in the process, demonstrating how collaboration can create win-win outcomes in real estate.

A New Home for WABA—Right Off the Metropolitan Branch Trail

The result? A new headquarters for WABA, ideally located just steps from the Metropolitan Branch Trail. This space will enhance WABA’s ability to advocate for protected bike lanes and better biking infrastructure across the region while serving as a hub for its mission-driven work.

Even better, nearby on the Metropolitan Branch Trail will be Gearin’ Up Bicycles, a community bike shop offering bicycle-mechanic training and career development for youth from underserved communities. This partnership, launched in 2023, promotes equity, opportunity, and access to affordable, quality bicycles for the Washingtonians who need them most.
